Licensing
General Real Estate Photos
Real estate images: our packages include an 8 month, general implied license for use on the MLS and across other marketing platforms.
This license is for real estate agents and FSBO listings. It does not offer any third party usage rights, in other words, should the agent/homeowner allow usage to the new property owners, or a new listing agent a new license fee would be required in order to align with the usage agreement. Should a third party use the images without obtaining usage rights, they are allowing themselves to be open to a lawsuit from the photographer who owns all copyrights to the images. Should the real estate agent, new owners, rentals managers, etc., like to use the house images for their marketing or / and website please have them contact our studio for usage rights.
Vacation Rental Owners:
In most cases, the difference in licensing of real estate images vs property rentals / vacation rentals is the length in which the images will be used to market the property. When hiring us to photograph vacation rental properties or rental properties, licenses will be listed use, for marketing purposes, and generally for a period of up to 3 years. If you’d like a longer term of licensing, we can provide that as well. Once again, there will be no third party usages. Should you sell the property, the license will be non transferable. If you’d like to use the images to list the property on the MLS, an additional license will be required.
Prep List for Real Estate & Vacation Rentals:
PRIOR to the scheduled PHOTO SESSION please have as much completed below to ensure a smooth and concise photo shoot:
- Clean whole house (floors, countertops, windows, showers, garage)
- Remove personal photographs (if possible) from surfaces and walls
- Make all beds
- Remove small floor rugs to reveal actual flooring
- All shoes/ jackets are to be placed inside closets
- Declutter tops of desks, dressers, & nightstands as well as kitchen counters
- Hide all kid’s toys (if possible)
- Tidy up garage (if pics are desired)
- All lights working, bulbs replaced, and on, lamps on too!
- All ceiling fans off
- All curtains up or pulled back
- Any exposed electric cords should be hidden away and tucked behind objects
- Toilet seats down
- All personal care items put away
- Trash/ recycle bins not visible, trash cans in house emptied
- Cars / motorcycles/ boats/ RV’s/ not in driveway or garage **extra fee(s) applies to large object removal
- Children, pets, and pet items securely put away (pets removed)
- VACANT PROPERTIES ONLY : Please turn on lights, open blinds, for safety.
